Ask a roofer in Arizona how long a shingle roof lasts and you’ll get one answer. Ask the same question in Massachusetts and you’ll get a different one — usually shorter, always with caveats. New England weather is genuinely hard on roofs, and the lifespan printed on a shingle wrapper assumes conditions our region simply doesn’t offer.
Here’s a realistic look at what different roofing materials can deliver in our climate, what cuts their lives short, and what you can do to get every good year out of the roof you have.

The figures below are general expectations, not guarantees — actual lifespan varies with installation quality, ventilation, exposure, and maintenance. A professional inspection is the only way to know where your roof stands.

Two things jump out from that table. First, slate is in a category of its own — on many of the Victorian homes we care for around Greater Boston, the original slate is still going strong after a century, and it’s the metal flashings and fasteners that need attention. Second, asphalt lifespans here trail the sunny-climate marketing numbers, and the reasons are worth understanding.
Why New England Ages Roofs Faster
The freeze-thaw cycle
Massachusetts winters rarely stay frozen. Temperatures swing above and below freezing dozens of times each season. Water works into tiny gaps, freezes, expands, and pries materials apart — then does it again next week. Over the years, this cycle loosens shingles, opens flashing joints, and widens hairline cracks into leaks.
Ice dams
When heat escaping your attic melts snow that then refreezes at the cold eaves, the resulting ice ridge backs water up under the shingles. Nor’easters and coastal wind
Powerful coastal storms drive rain sideways and test every shingle’s adhesive bond. Homes closer to the coast, or on exposed hilltops in towns like Sharon and Milton, see more wind stress than sheltered inland lots. Losing shingles in a March storm is often the first visible sign of an aging roof.
Sun, moss, and shade
South-facing slopes take the brunt of UV aging. Meanwhile, shaded north slopes under mature trees — a signature of many MetroWest neighborhoods — grow moss and algae, which hold moisture against the shingles. Careful, non-destructive roof cleaning can address this before it becomes damage.
Signs Your Roof Is Nearing the End
You don’t need to climb a ladder to spot these — and in fact, please don’t. From the ground or a window, look for:
- Shingles that are curling at the edges, cupping, or losing their granules (check your gutters and downspout splash areas for granule buildup)
- Bald or shiny patches where the shingle mat shows through
- Missing or visibly lifted shingles after storms
- Sagging along the ridge or in the field of the roof
- Daylight or damp spots visible in the attic
- Interior ceiling stains, even faint ones

How to Extend the Life You Have
No maintenance program makes a roof immortal, but the difference between a neglected roof and a maintained one is often measured in years:
- Keep gutters flowing. Clogged gutters hold water and ice exactly where your roof is most vulnerable — the eaves.
- Ventilate and insulate the attic. A cool, dry attic slows shingle aging from below and starves ice dams of the heat they need to form.
- Trim back overhanging limbs. Less debris, less shade moisture, less storm risk.
- Fix small problems small. A lifted flashing or a single cracked shingle is a quick repair today and a rotted deck section next year.
- Get periodic inspections. Especially after major storms, and especially for roofs past the halfway point of their expected life.
